It’s not too late to check off the items on your Summer Maintenance Checklist.

Here’s a guide to Summer Up-Keep Projects to keep your home in tip-top condition before the rain and cold return.

1. Inspect Garage Doors

Before all the critters start looking for warm places to stay, check that there are no gaps between the garage doors and the floor. The easiest way to do this is by going into the garage and looking to see if any light is coming through. If you do see gaps, you can get replacement rubber stripping at any hardware store. If there are spaces due to seams or cracks in your flooring, use caulk to fill in the discrepancies.

This is also a good time to make sure your garage door opener is in good working condition. Start by cleaning and aligning your photo laser sensors to make sure the doors open and close properly. Replace the battery in the remote so you don't end up getting locked out. You should also tighten any loose bolts and lubricate the hinges to maintain the best working conditions. Please note that the torsion springs should only be serviced and maintained by trained professionals.

2. Check the Weatherstripping on Doors and Windows

Before the forecast changes to rain, make sure the seals on your doors and windows are tight. Save yourself from leaky windows and cold air drafts by replacing any areas with issues. Take a quick look for any missing pieces or tears, then check the seals by looking for any light coming through the door or window and frames. You can find replacement weather stripping at most hardware stores.


3. Survey the Fence

Take this time to thoroughly look over your fence to see if there are any damaged boards that need replacing or joints & hinges that need to be restored. Experts recommend restaining your fence every 3-5 years, so if it’s time for a new coat of stain, this is a good opportunity to make sure it’s done before the rain comes. Also, trim overhanging trees and prune bushes close to the fence to ensure they don’t cause any avoidable damage.

4. Prepare the Gutters for the Rain

Repairing and cleaning gutters is much easier to do when it’s sunny rather than raining. If the debris in your gutters is dry, use a leaf blower to clear out the horizontal gutters, then place it on top of the rainspouts to blow out any dried leaves or sticks that might be stuck. Be sure to check the connections on the gutters and make sure they are well-secured to the house.

5. Perform Roof Maintenance and Repairs

Much like the gutters, it’s easier to complete the roof maintenance and repairs in sunny weather rather than in the rain. Now is the time to remove moss, replace any loose shingles, and clean the roof to prevent algae from growing. It’s important to also inspect the attic and ceilings for any signs of leaks that need to be addressed before the fall.


6. Get the Crawl Space Ready for Fall & Winter

Start by cleaning the crawl space vents to remove debris, cobwebs, etc. Insects and critters will be looking for warm spaces when the weather turns colder so replace any screens with damage. For those with a sump pump, this is a great time to have it inspected and cleaned. Sump pumps often get coated in dried mud and dirt that should be removed to keep the pump working efficiently.
